Compare Toronto neighbourhoods before you rent

The right area depends on your budget, daily travel, accessibility needs and the kind of home you need. A rent estimate cannot rank those priorities for you.

Use the neighbourhood pages to compare the same type of home across areas. Check whether each estimate includes local renter reports or relies on public market data.

Add the cost of utilities, transport, parking and other regular expenses. Check the actual journey from a potential home at the times you expect to travel.

Visit the home where possible and read the lease before deciding. FairRent's neighbourhood figures are price comparisons, not ratings of safety, community or quality of life.

FairRent's Toronto neighbourhood adjustments

Every estimate on a Toronto neighbourhood page starts from a city baseline for the type of home and is then moved by the adjustment below. The adjustment is a figure FairRent sets for each area and reviews by hand. It is an input to the estimate, not a measured difference across every rental home in the area, and it is not a ranking of where to live.

The same figure is printed at the top of each neighbourhood page, where a table shows the estimated range for every type of home and says whether recent renter reports support it.

How to use the pages

  • Pick the type of home you need and compare that row across areas, not the adjustment alone.
  • Read the evidence column. Public market data only means that fewer recent renter reports exist for that row than the minimum we publish from.
  • Add transit, parking and utilities to the rent before comparing totals.
  • Check the journey from a specific address at the times you travel. A neighbourhood name does not tell you how long it takes.
