Terms of use
By using this tool, you agree to these terms. They are written to be readable, not to intimidate.
What this tool is
FairRent Canada is a free tool. It gives estimated rent ranges based on public market data from CMHC and Statistics Canada, a neighbourhood adjustment that FairRent sets by hand, and anonymous rent submissions. It is for general information only.
Public data we use
Market figures on FairRent come from Canada Mortgage and Housing Corporation (CMHC), used under the CMHC Licence Agreement for the Use of Data, and from Statistics Canada, used under the Statistics Canada Open Licence. FairRent adapts them into its estimates. Neither publisher endorses FairRent or is responsible for its estimates. The methodology page shows each city baseline, with the signed rent and the asking rent it is built from, and the source notices FairRent prints for each licence.
Not legal advice. The results produced by FairRent Canada are estimates. They are not professional appraisals, legal opinions, or official determinations of fair market rent. Nothing on this site is legal advice. Do not use these results as the basis for legal action, formal rent dispute applications, or binding financial decisions without consulting a qualified professional.
Accuracy and limitations
FairRent provides estimates from the available data. We cannot guarantee that an estimate is complete, current or suitable for a particular home. A FairRent Score does not tell you whether a rent is lawful, and it does not replace advice about your situation.
You decide whether to rely on the tool's results. FairRent Canada is not responsible for decisions made based on estimates produced by the tool. Nothing here limits any right you have under residential tenancy law.
Submitting data
When you submit rent data, you confirm that the information is accurate to the best of your knowledge. Submitting deliberately false or misleading rent data makes estimates less reliable for other renters. We may exclude submissions that fall outside plausible ranges.
When you submit rent information, you allow FairRent to use it to provide rent comparisons and grouped statistics, as explained in the privacy policy shown when you submit.
Use in paid reports depends on the permissions that apply to your submission and on FairRent's tenant protections. This clause does not authorize the sale of individual submissions.
Each submission records which version of our notice it was made under, so those permissions can be read rather than assumed. A submission made before our notice named paid reports is not used in a paid report.
Acceptable use
You agree not to use this tool to scrape data, reverse-engineer estimates, or send automated or bulk submissions. You also agree not to use it in any way that could harm other renters or make the data worse.
This tool is intended for individual renters seeking information about their own rental situation.
Paid reports and private access
Paid reports and private statistical access are available only through a separate agreement with an eligible government, public agency, union or university.
We do not grant this access to landlords, property managers or anyone acting for them.
An agreement cannot allow the sale of individual submissions. It also cannot override our rule that paid reports and data may not be used for pricing rental homes, planning rent increases, screening tenants, identifying renters or targeting evictions.
A paid report or private access can include figures FairRent adapts from CMHC and Statistics Canada data. Every agreement passes on the conditions of the licences those figures are used under, and the buyer accepts them.
CMHC figures, used under the CMHC Licence Agreement for the Use of Data: Keep CMHC's source notice with every figure. Do not suggest that CMHC endorses the report or its use, or that you have exclusive access to CMHC data, and do not use CMHC's logos. You receive these figures under a sublicence on terms consistent with that licence. CMHC can revoke the licence and changes its terms when it posts them, and your use of these figures follows the licence in force.
Statistics Canada figures, used under the Statistics Canada Open Licence: Keep Statistics Canada's source notice with every figure. Do not suggest that Statistics Canada endorses the report or its use, and do not use Statistics Canada's logos.
These conditions add to the restrictions above. They do not loosen them.
Limitation of liability
To the maximum extent permitted by law, FairRent Canada is not liable for any direct, indirect, incidental, or consequential damages arising from your use of this tool or reliance on its results. The tool is provided as is, without warranty of any kind.
These terms are governed by the laws of the Province of Ontario and the federal laws of Canada that apply there.
