How Scarborough compares with the city
Every estimate on this page starts from a Toronto baseline for the type of home and is then moved by the adjustment above. Two homes at the same advertised price can still differ once you account for what is included, the condition and the floor, so compare the full picture before signing.

Data sources
This page combines three sources, in order of how much weight each carries once enough local data exists:
- Rent submissions from renters. Rents reported by renters in Scarborough. Self-reported, and used only where the group meets our minimum size.
- CMHC Rental Market Survey. Annual data covering purpose-built rentals.
- Rentals.ca market listings. Used for market context. Listings show asking rents, not necessarily signed rents.
Results are grouped by neighbourhood and type of home. Individual submissions are never shown publicly.
What to check before renting here
- Compare homes with a similar size and number of bedrooms.
- Ask for the full monthly cost, including any charges for utilities, parking, laundry or storage.
- Check the condition of the home and any accessibility features you need.
- Check the journey to work, school and other places you use, at the times you expect to travel.
- Read the lease and check the rent rules that apply to the home.
A neighbourhood estimate cannot tell you whether a particular home meets your needs.
FAQ for renters in Scarborough
What is the estimated rent in Scarborough?
The estimated fair range for a 1 bedroom in Scarborough, Toronto is $1,700 to $2,200 per month. It combines public rental market survey data with 5 to 9 recent renter reports for this exact unit type and area. FairRent's neighbourhood adjustment for Scarborough is -18% compared with the Toronto baseline; that is an input to the estimate, not a measured difference across every rental home here. The snapshot table above shows every type of home and the evidence behind each one.
Is Scarborough more expensive than the rest of Toronto?
FairRent's neighbourhood adjustment: -18% compared with the city baseline. This is an input to the estimate. It is not a measured difference across every rental home in the area. Use this as a benchmark, not a final appraisal. Building age, condition, floor, and what is included (heat, parking, laundry) affect individual rents.
How does FairRent calculate rent benchmarks?
We combine public CMHC Rental Market Survey data, Rentals.ca market listing data, and anonymous renter submissions. CMHC data is comprehensive but lags. Listings show asking rents. Anonymous submissions show what renters report paying. The blend gets more accurate as more renters contribute.
Is my rent submission anonymous?
We never ask for your name, email, phone number or exact address, and none of those are stored. A report holds your neighbourhood, unit type, monthly rent, whether you told us a move-in year, the city, and whether parking or utilities are included. Like any website, our hosting and analytics providers process technical data such as IP addresses to serve and measure the site; that data is never attached to a report. We publish only grouped figures and never one drawn from fewer than five reports. What we cannot promise is that identification is impossible: a person who already knew a great deal about your home might still recognise it in a small neighbourhood, and no anonymous dataset can rule that out.
Does FairRent show my exact address?
No. We never display individual rent submissions publicly. We only show grouped data: ranges, medians, and confidence labels by neighbourhood and unit type. We do not publish a figure drawn from fewer than 5 submissions, and counts are shown as bands rather than exact numbers.
Why should I submit my rent in Scarborough?
Estimates here combine public market data with what renters report. A report for this area and type of home is used only once there are 5 recent ones, so yours may sit unused until then. We never ask for your name, email or exact address. Scarborough has 20 to 49 recent rent submissions, and 2 of 5 types of home have enough of them to move the estimate. The rest come from public market data. The column above says which is which.
How often is this page updated?
Renter reports feed in continuously and reports older than two years drop out, so the local part of this page moves on its own. The market survey figures behind it are reviewed by hand, most recently June 2026; there is no automatic monthly refresh, and we would rather say so than imply the number is fresher than it is. Where this page has a local report, its date is shown at the top.
What if there is not enough data for Scarborough?
When local submissions are limited, the estimate relies primarily on CMHC and Rentals.ca data adjusted for Scarborough. Confidence labels in the table make this clear. The more renters in Scarborough submit, the stronger the local benchmark gets.
