There are not enough recent local reports for this type of home. The 4 or more bedrooms baseline is a copy of the figure for 3 or more bedrooms, the older category FairRent no longer uses. It is a FairRent assumption, not a survey figure, until a source review sets one for this category.

Figures are monthly rent in Canadian dollars for a whole unit, as the survey describes homes. Parking and utilities are not added here. The rent check adds a standard adjustment when you say they are included.

3 bedroom and 3+ bedroom are two separate choices on the rent check and are kept separate here. A home with exactly three bedrooms may have been reported under either.

These estimates group homes by area and bedrooms. They do not yet separate apartment buildings, condos, houses and basement units, and they do not yet show a separate figure for recently signed leases.

The width of each range is a preset band chosen by how many recent local reports exist, not a measured spread. Where the reported rents behind a row are more spread out than the band, that row says so.

What to check before renting here

  • Compare homes with a similar size and number of bedrooms.
  • Ask for the full monthly cost, including any charges for utilities, parking, laundry or storage.
  • Check the condition of the home and any accessibility features you need.
  • Check the journey to work, school and other places you use, at the times you expect to travel.
  • Read the lease and check the rent rules that apply to the home.

A neighbourhood estimate cannot tell you whether a particular home meets your needs.

How this estimate was built

Data behind this page

Three sources go into every figure above. The survey baseline comes first because it is the figure the other two move. How much weight renter reports carry is set out below:

  • CMHC Rental Market Survey. The CMHC Rental Market Survey figure describes the previous October for the city as a whole, for privately initiated rental structures with three or more rental units, in urban centres of 10,000 people or more.
  • Rentals.ca market listings. Used for market context. Listings show asking rents, not necessarily signed rents.
  • Rent submissions from renters. Rents reported by renters in Point Grey. Self-reported, and used only where the group meets our minimum size.
  • Survey baseline: CMHC Rental Market Survey and Rentals.ca National Rent Report. These describe homes as surveyed and advertised, not the rent of any one home. Market data last reviewed June 2026.
  • Neighbourhood adjustment: +30% compared with the Vancouver baseline, set by FairRent and reviewed by hand. It is an input, not a measured difference.
  • Renter reports: whole-unit monthly rents entered on the rent check in the last 2 years, for this area and type of home. Self-reported and not verified against a lease. Used only once a type of home has at least 5 recent reports.
  • How much weight they carry: 20% at 5 to 9 reports, 40% at 10 to 19 reports, 60% at 20 to 49 reports and 80% at 50+ reports of the estimate. Public data always contributes, and a report far from the survey baseline is filtered out before the median is taken.
  • What the figures are not: not asking prices, not a legal maximum, not a measure of what a household can afford, and not an observed average across every home in the area.

Results are grouped by neighbourhood and type of home. Individual submissions are never shown publicly.

Questions about renting in Point Grey

What is the estimated rent in Point Grey?

The estimated fair range for a 1 bedroom in Point Grey, Vancouver is $2,850 to $3,900 per month. It comes from public rental market survey data only: there are fewer than 5 recent renter reports for this unit type here, and we do not publish figures drawn from fewer than 5. FairRent's neighbourhood adjustment for Point Grey is +30% compared with the Vancouver baseline; that is an input to the estimate, not a measured difference across every rental home here. The snapshot table above shows every type of home and the evidence behind each one.

Is Point Grey more expensive than the rest of Vancouver?

FairRent's neighbourhood adjustment: +30% compared with the Vancouver baseline. This is an input to the estimate, set by FairRent and reviewed by hand. It is not a measured difference across every rental home in the area. Use this as a benchmark, not a final appraisal. Building age, condition, floor, and what is included (heat, parking, laundry) affect individual rents.

How does FairRent calculate rent benchmarks?

We start from public CMHC Rental Market Survey data, read Rentals.ca listings for context, and blend in rent submissions from renters where a group is large enough. The CMHC Rental Market Survey figure describes the previous October for the city as a whole, for privately initiated rental structures with three or more rental units, in urban centres of 10,000 people or more. Listings show asking rents. Submissions show what renters report paying. More comparable reports can improve how much of an area is covered. Accuracy also depends on who reports, how recent the reports are, whether they come from different households and whether the estimate has been checked against independent data. We have not yet done that check.

Is my rent submission anonymous?

We never ask for your name, email, phone number or exact address. A rent submission made today holds the city, the neighbourhood, the number of bedrooms, the kind of home, the monthly rent and the month it is for, the move-in year and month or a note that they were unknown, whether a lease was signed at this rent recently, whether parking or utilities are included or were left unanswered, the size of your home if you gave it and whether it was measured or estimated, whether the rent covers the whole home or a room, whether you said the rent has special terms such as a discount, furniture, a subsidy or a landlord you share the home with, when it was sent, and the quality and version fields. It does not hold a name, email address, phone number or street address. Some submissions made before 7 September 2026 also hold a building name or address that an older form asked for. They are never displayed publicly, they are not used in any estimate, and no new submission records one. Like any website, our hosting and analytics providers process technical data such as IP addresses to serve and measure the site; that data is never attached to a report. We publish only grouped figures and never one drawn from fewer than 5 reports. What we cannot promise is that identification is impossible: a person who already knew a great deal about your home might still recognise it in a small neighbourhood, and no anonymous dataset can rule that out.

Does FairRent show my exact address?

No. We never display individual rent submissions publicly. We only show grouped data: ranges, medians, and confidence labels by neighbourhood and unit type. We do not publish a figure drawn from fewer than 5 submissions, and counts are shown as bands rather than exact numbers.

Why should I submit my rent in Point Grey?

Estimates here combine public market data with what renters report. A report for this area and type of home is used only once there are 5 recent ones, so yours may sit unused until then. We never ask for your name, email or exact address. There are not enough recent local reports for Point Grey to be used in any estimate on this page.

How often is this page updated?

Renter reports feed in continuously and reports older than 2 years drop out, so the local part of this page moves on its own. The market survey figures behind it are reviewed by hand, most recently June 2026; there is no automatic monthly refresh, and we would rather say so than imply the number is fresher than it is. Where this page has a local report, its date is shown at the top. The local facts on this page were checked against their sources in October 2026.

What if there is not enough data for Point Grey?

When local submissions are limited, the estimate relies on the survey baseline adjusted for Point Grey, and the table says so for each type of home. Reports for Point Grey are used once there are 5 recent ones for a type of home. More comparable reports can improve how much of an area is covered. Accuracy also depends on who reports, how recent the reports are, whether they come from different households and whether the estimate has been checked against independent data. We have not yet done that check.

What area does this page cover?

This page covers the area the rent check calls Point Grey. The boundary it uses is the one the rent check offers, not a municipal boundary.

Is this what a home in Point Grey will be advertised for?

No. Advertised rents, survey rents and the rents sitting tenants pay describe different groups of homes, and an advertised rent is usually above what a long-standing tenant pays. This page is a modelled estimate built from a survey baseline and, where there are enough of them, reported rents. It is not a listing price, a legal maximum or a measure of what a household can afford.

Is this legal or financial advice?

No. FairRent provides market estimates for information only. Results are not professional appraisals, legal opinions, or official determinations. For rent disputes or formal proceedings, consult a licensed paralegal or your provincial tenant rights organization.
