Rent data built for renters
Renters need useful information about housing costs. Advertised prices, housing surveys and rents reported by tenants each show part of the picture.
FairRent brings these sources together and explains their limits. A submission is self-reported information. It is not a verified lease or proof of what every renter in an area pays.
We publish grouped information rather than individual submissions. Grouping reduces privacy risk, but it does not make identification impossible.
FairRent may earn revenue from institutional reports under the same tenant protections that guide the public site.
How much local data sits behind an estimate
Each estimate carries a label that says how many recent renter reports support it for that exact area and type of home. The labels, their thresholds and the width of the range they produce are read from the code that applies them, so this table changes when the rule changes.
| Recent renter reports | Label | Range width |
|---|---|---|
| 20 or more | Lots of local data | 7% either side |
| 8 to 19 | Some local data | 10% either side |
| 5 to 7 | Limited local data | 13% either side |
| fewer than 5 | More data needed | 16% either side |
We do not publish a figure drawn from fewer than 5 submissions, and counts are shown as bands rather than exact numbers. A count on a page therefore reads 5 to 9 or 20 to 49, never a precise figure.
Renter submissions are self-reported. We apply data-quality checks, but an accepted submission is not proof of a verified lease or a unique household.
Our promise to renters
Renters come first.
Checking your rent and reading our public neighbourhood pages will stay free.
We never sell individual rent submissions.
We may charge governments, public agencies, unions and universities for reports and analysis based on grouped rent statistics.
We do not sell reports, data or private access to landlords, property managers or anyone acting for them.
We do not allow our paid reports or data to be used for pricing rental homes, planning rent increases, screening tenants, identifying renters or targeting evictions.
Paying FairRent cannot change a score or a finding.
What we will not claim
- That a submission is a verified lease. It is a rent someone reports paying.
- That more reports automatically make an estimate accurate. Coverage, freshness and whether the reports come from different households matter as much as the count.
- That identification is impossible. Leaving out names and exact addresses reduces the risk of identifying a renter. It does not remove that risk completely. Details about a home may become identifying when combined with information from elsewhere.
- That a comparison proves a rent is lawful, affordable or fair in any sense beyond price.
